Built in Snowmass Village in 1997 on a dramatic site with a 40% slope across the building envelope, this beautiful home is now undergoing a thoughtful renovation that will improve circulation, update exterior elevations, and open up even better views and living spaces. Glenwood Structural and Civil is serving as the structural engineer for the renovation, adding a soil nail wall to protect the home’s structure from lateral loads imposed by the uphill soils — a solution as elegant as it is effective.
The Challenge
Renovating a home on a 40% slope is never straightforward. The existing structure must be carefully assessed and protected during construction, while the new improvements need to integrate seamlessly with a building that was designed for a different era. The steep uphill grade places ongoing lateral soil pressure on the structure — a force that the original design did not anticipate would need to be actively managed through a dedicated retaining system.
The renovation also involves improvements across multiple floor levels, requiring structural coordination to improve circulation and update the exterior without disrupting the integrity of the existing frame.
Our Approach
The centerpiece of the structural work is a soil nail wall on the uphill side of the home. Soil nailing is a ground reinforcement technique that installs steel bars into the existing soil to create a stabilized mass capable of resisting the lateral pressures that act on the structure. This approach is minimally invasive, effective on steep sites, and avoids the need for a more disruptive conventional retaining wall.
Interior structural improvements are being designed to improve floor-to-floor circulation and provide a foundation for the updated exterior elevations and expanded deck areas, all coordinated closely with the architectural team.
The Outcome
This project is currently in progress and will be updated with completion photos and final project details upon completion.
